FAQ: New Roof Estimates, Insurance Deductibles, and More
How long does a roof last?
Typically in our area if you get 18-25 years out of a roof you are doing good. With our weather events like all the wind and hail storms, it really knocks the life out of a shingle.
When can you start?
Most of our jobs start within two weeks from the time you sign a contract. Occasionally it is less time, if it is an emergency or closing on a house, we can accommodate and get there sooner. Right now it takes about a week just to get materials.
How long does a new roof take to install?
The majority of our residential roofs take one day up to 40 squares. If the roof is steep, all cut up it may take a couple of days. We never strip off more roof than we can replace that day.
Can a roofing company waive the deductible?
No. Senate Bill 101 (SB101) passed on 8/28/2011 prohibits contractors from waiving or negotiating the deductible. If a contractor offers to waive a deductible, they are breaking the law.

Can I finance a new roof?
Yes, Eureka Contracting and Roofing refers customers who need financing to a trusted company.
How does homeowners insurance work?
You, the customer, must file the claim. It is illegal for a contractor to do so. Insurance will pay for a covered peril that causes damages on a one time occurrence. They will determine the monetary value of damages using today's pricing, this is called the Replacement Cost Value (RCV). A percentage of depreciation is subtracted based on the age of the product. Then the deductible is subtracted, and the first check you receive is the Actual Cash Value (ACV). Once we complete the work we submit the paperwork to the insurance carrier to get the depreciation reimbursed to you. You are responsible for the deductible, the only cost you will have on your repairs is the deductible and any upgrades you decide to do.
How does the insurance adjuster determine if damage
is covered or not?
On a roof they draw a test square, this is a 10'0x10'0 area on each slope. They then locate hail hits within the test square. If 8+ hits are found they will pay for the damages to that slope.
Do roofing companies give estimates?
We will supply a roof inspection report with photos. We do not offer to give free estimates on insurance related damages. The insurance company will write the estimate and we work off of those numbers.
Does Eureka Contracting and Roofing use subcontractors?
Absolutely, we are a General Contractor. We only hire the most skilled and insured crews. It is no different than McCarthy Brothers or Alberici. They hire sub contractors for the concrete, electric, plumbing, roofs etc. Most of our crews have been with us for years. The longest is 9 years, and we brought in two new crews this year.
